Using the Multiple Listing Service's computer bank of all listings, I select those for sale and those sold during the past year in your neighborhood, which are the most similar to your home.  The homes for sale constitute your current competition, although their asking price is only their estimate of current value.  The homes which sold, however, show us what buyers actually paid, and therefore are the best indicator of market value. I personally go and photograph each comparable house as a further means of screening their market appeal.  Then I review them with you for a "team approch" to establish the asking price.  The pricing of a house always includes some degree of chance because the buyer (who ultimately determines what they will pay) uses subjective criteria for evaluating a home.  They may or may not value the things we do.
