- My newsletter, including home flyers, currently goes to about 450 select contacts.

- More and more buyers begin their research for a home on the internet. Displaying your home on my web site, on Windermere's site, as well as on others I have access to gives it maximum exposure on the world wide web.

Evaluate Market Value:
- My market study will identify the price range where you home can compete successfully with others currently for sale. If it's too high, it will languish - get it right, and we'll get offers.
Qualify Buyers:
- To warrant an agent's time and an inspection of your home, buyers must first be prequalified by a lender for your price range. I will not show your home to an unqualified party.
Protect you from Hassle:
- All communication regarding the marketing of your home comes through me until there is an actual offer to present to you. Then the selling agent can present it to you and me together.
Negotiation:
- I represent you exclusively, screening the offer and watching for items which may cost you time or money. Advising you on when to compromise and when not to can be the most important service you receive. My experience with hundreds of transactions over the years is there for your benefit.
Paperwork:
- Coordinating and keeping track of the information and compliance dates with regard to the selling agent, lender, appraiser, title company, escrow agents, work requested and so on is a major part of my responsibilities. I remain the focal point for your communication even after you have secured a buyer.
Reccommendations:
- In addition to keeping you informed and staying available for your needs, I can recommend trades and service people as they may become necessary. When time is short and reliability is essential, knowing whom to call can be really important.
